  • Before making cash payments, check the limit allowed by the Federal Law for the Prevention and Identification of Operations with Illicit Proceeds.
  • If you make your payment by bank deposit, transfer, cheque, debit or credit card, it is necessary that the account from which this transaction is made is in the name of the holder of the real estate contract.  
  • You must keep the bank statements from which the funds were taken to make the monthly payments, this is an essential requirement at the time of the writing of the deed. 

It is very important for us to have your up-to-date personal data. 

At the time of signing your purchase contract you were asked for an email address, address and telephone number; these details can be corrected or updated at any time.

If at any time you wish to place a for sale sign on your land, the following requirements must be met:  

  • Be up to date with lot, water, maintenance and property tax payments.
  • The sales sign shall comply with the specifications indicated by the technical committee.

Once you have finished paying for your land, the deed must be notarized. However, the process does not end with the signing of the deed, as the deed must be registered first.  

For this purpose, the notary issues a testament, which is an official copy of the deed, and it is registered in the Public Registry of Property; this registration makes the legitimacy of the acquisition of the property known to third parties. At this point, the notary delivers the registration certificate, which practically concludes the deed process. 

Throughout this legal process, you will be able to start building on your land without the need to have paid the full value of the land.  

Moreover, with this trust you have the certainty that the property built will be used for the purpose that it was established for; and it gives you the security that you are the one who is building it, with the licenses, permits and plans that are in the name of the trustee that protects both parties: the client and the company.

This action is taken when you want to assign the rights and obligations of the lot you have purchased to a third party, without losing the instalment plan.

This process is done in case the contract is in two or more names, and you want to change or remove one of the holders while keeping the same conditions of the contract.

It is carried out if the customer requests to terminate the business relationship for personal reasons, health, work, etc.

The signature of the cancellation is carried out in person at the Customer Service offices.

The payment of the property tax is an obligation of the client, and does not depend on the contract established with Ciudad Maderas, but in the law established in article 126 of the Mexican constitution. In this, it is stated that the citizens are holders of the property rights in the condominium, just as holders, purchasers when they are not holders, in the case of sale or purchase with reservation of ownership, as long as this subsists.

The administration of the condominium begins at the moment the property is handed over, and in order for it to function smoothly, the reserve fund must be set up and the monthly maintenance fee must be paid.

Don't forget to pay your maintenance fees, so that the condominium can function perfectly.

To apply for a moving permit, you must send (72 hours in advance) a message to the following e-mail address condominio@gph.mxMonday to Friday from 9:00 am to 6:00 pm.

Do not forget to attach the following documents:

  • Letter of habitability issued by the Technical Committee.  
  • Development, condominium and house number.
  • Mention if it is an incoming or outgoing move.
  • Specify the days in which the permit will be open.
  • Copy of official identification.
  • Type of unit to be entered.

We have several payment options:

  • Website www.ciudadmaderas.com, you need to have your payment reference ready, you can find it in your contract in annex II.

  • Make a transfer from your bank portal, it is essential to add a reference number.

  • Bank deposit, reference number.

  • Deposit in boxes in Ciudad Maderas.

The payment reference number, key account number and account number can be found in Annex II of your contract.

Payment receipts are automatically sent to the email address you registered in your contract. Currently we do not have this service, if you do not have a receipt, you can request it by emailing postventa@ciudadmaderas.com.

You can request your account statement at postventa@ciudadmaderas.com.

It is necessary to send your proof of payment to postventa@ciudadmaderas.com indicating the name of the development, condominium, lot number and full name of the owner.

Minimum principal repayments must be the highest amount of the credit plan with commercial interest plus $1.00.

We have housing developments in Queretaro, Leon, San Luis Potosi, Merida, San Miguel de Allende and Cancun, in addition to these cities, we also have a sales and customer service office in Mexico City.
