  • Verify the limit allowed by Federal Law for the Prevention and Identification of Operations with Illicit Proceeds before paying cash.
  • The account to make your payment by bank deposit, transfer, check, debit, or credit card, must be in the name of the holder of the real estate contract. 
  • Please keep the bank statements as proof of monthly payments. It is an essential requirement at the time of the writing of the deed. 

We need to have up-to-date Personal Data. 

When signing your purchase contract you must provide us with an email address, address, and telephone number; these details can be amended or updated at any time.

If at any time you would like to sell and place a sign on your lot, you must meet the following requirements : 

  • Be updated with lot, water, maintenance, and property tax payments.
  • The sales sign shall comply with the specifications indicated by the technical committee.

Once you have finished paying for your lot, the deed must be notarized. However, the process continues after signing the act to be registered. 

For this purpose, the notary issues a testament, an official copy of the deed, and the Public Registry of Property registers it. This registration makes the legitimacy of the acquisition of the property known to third parties. At this point the notary delivers the registration certificate, which concludes the deed process. 

Throughout this legal process, you will be able to start building on your lot without the need to have paid the full value of the lot.  

Moreover, with this trust, you have the certainty that the use of the property built is the purpose established for it. It assures you are the one who is making it, with the licenses, permits, and plans that are in the name of the trustee that protects both parties: the client and the company.

This action is when you assign the rights and obligations of the lot you purchased to a third party, without losing the installment plan.

This process is done in case the contract is in two or more names, and you want to change or remove one of the holders while keeping the same contract conditions. 

It is carried out under customer’s request to terminate the business relationship for personal reasons, health, work, or other reasons.

The signature of the cancellation takes place at Customer Service offices.

The property tax payment  is an obligation of the client. It does not depend on the contract signed with Ciudad Maderas, but in the law established in article 126 of the Mexican Constitution. It states that the citizens are holders of the right of property in condominiums, possessors, and acquirers, when they are not possessors and in case of sale-purchase with reservation of ownership, as long as this subsists.

The administration of the condominium begins when the facilities start operating; and in order for them to operate without any inconvenience, the reserve fund must be constituted and monthly maintenance fee payments must be made.

To request a moving permit, you must email condominio@gph.mx72 hours in advance.

 Remember to attach the following documents:

  • Letter of habitability issued by the Technical Committee.  
  • Development, condominium and house number.
  • Mention whether it is an incoming or outgoing move.
  • Specify the days on which the permit will be open.
  • Copy of official identification.
  • Type of vehicle to be entered.

There are several payment options:

  • Website www.ciudadmaderas.com. It would be best if you had your payment reference ready. You can find it in your contract in Annex II.

  • Make a transfer from your bank portal . It is essential to add a reference number.

  • Bank deposit with reference number.

  • Deposit at Ciudad Maderas cashier.

The payment reference number, key account number,  and account number are  in Annex II of your contract.

We do not currently have this service. You receive payment receipts directly in the email address registered in your contract. If you are still waiting to receive a ticket, you can request it by emailing postventa@ciudadmaderas.com.

You can request your account statement at postventa@ciudadmaderas.com

It is necessary to send your proof of payment to postventa@ciudadmaderas.com indicating the name of the development, condominium, lot number, and full name of the owner.

Minimum principal repayments must be the highest on the credit plan, with commercial interest plus $1.00.

We have housing developments in Queretaro, Leon, San Luis Potosi, Merida, San Miguel de Allende, and Cancun. In addition to these cities, we also have Sales and Customer  Tijuana, and Monterrey.  Service   offices in Mexico City.
